Job Description
PROPERTY MANAGER
- Location - Westlands Road, Nairobi (the position is full time within office or on-site)
- Direct Reports - CEO/ Managing Director
Position Overview
- Overseeing the security of all assets whilst ensuring a balance between security measures and operational flexibility
- Managing tenant needs in conjunction with any third-party management company to ensure a best-in-class tenant experience
- Managing contractors, staff, property & reporting to the CEO with duties as follows, but not limited to:
Key Duties and Responsibilities
General
- Coordinating the performance of internal and external security providers
- Developing maintenance procedures and ensuring implementation
- Carrying out inspections of the facilities to identify and resolve issues
- Checking electrical, plumbing systems of buildings to ensure functionality
- Plan and oversee all repair and installation activities
- Allocate workload and supervise upkeep staff (custodians, janitors etc.)
- Monitor equipment inventory
- Monitor expenses and control the budget for maintenance
- Manage relationships with contractors and service providers
- Keep maintenance logs and report on daily activities
- Ensure health and safety policies are complied with
- Supporting the marketing and sales team with security/property management presentation development, pre-sales support, meetings with the client customers, customer contracts review, requests for proposal response, and customer audit facilitation
- Auditing vendor compliance with security requirements as needed
- Overall responsibility for Physical Security, Access Control, CCTV and other relevant systems
- Property management & accelerating the resolution of pending tasks

- Work as part of the client Team to create a positive, tolerant and harmonious work environment

- Communicate ideas which may improve the efficiency, performance or standards, and be open to the consideration of new ideas
- Represent the client in a professional manner at all times when dealing with outside contacts

- Communicate ideas clearly and influence other parties
- Active participation in meetings, chair meetings where required.
- Develop working relationships with Contractors, Sub Contractors, Consultants and Clients to assist in conflict resolution
- Develop negotiation skills to protect and further the client interests

Key Skills/Experience/Knowledge/Qualifications/Attributes
- Degree or higher
- Understanding of security challenges a Kenyan context
- Able to form strong relationships with Contractors, Subcontractors, Suppliers and Clients
- Demonstrated excellent interpersonal, oral and written communication skills
- Good computer skills
- Strong organizational and planning skills, task orientated
- Ability to prioritize
- Strength of character, conviction to rationally promote an idea/concept, objectively evaluate options, and justify recommendations/decisions
